Bouygues UK (previously known as Linkcity) is working in partnership with Barnet Council to deliver the Riverside Approach project, providing much needed new homes, a public park and community facilities, including a state-of-the-art library, in Burnt Oak.

The project spans three sites and will deliver 359 build-to-rent Barnet Council owned homes, 177 affordable and 182 market, addressing an undersupply of high-quality rental accommodation in the area.

The sites include Watling Avenue Car Park (Site 1), the existing Burnt Oak Library (Site 2) located on the intersection between Watling Avenue and Orange Hill Road and 41 Barnfield Road (Site 3) located on Barnfield Road.

50% of the homes will be affordable (by habitable room), 24% of which will be London Living Rent. London Living Rent provides high quality rented homes on stable tenancies, with rents based on a third of local household incomes.

The new library will be built before the existing one is closed, to ensure there is no gap in library provision for Burnt Oak residents.

The design has been carefully considered, informed by consultation with the community and wider initiatives in Burnt Oak, such as public realm improvements.

The landscaping strategy includes the creation of a public park and improvements to accessibility through a new public route, linking Watling Avenue and Edgware Hospital to the north.
